How much does a plasterer cost per m²?

A plasterer usually charges per m² of wall or ceiling surface, including materials. At Y.Eser you pay from €11 per m² for thin plastering and from €16 per m² for paint-ready plastering. Preparation such as covering, filling holes and priming is included.

What a job costs in the end depends on four things: the condition of the surface (old layers, cracks, loose plaster), the total surface area (a whole house is cheaper per m² than one wall), the number of corners and window reveals, and the travel distance. A room of 4 by 5 metres has about 47 m² of wall and 20 m² of ceiling; paint-ready, that starts at around €1,070 for walls and ceiling together.
Paint-ready plastering (sausklaar stucwerk) means a wall or ceiling has been plastered so smoothly that you can apply emulsion or latex paint straight away, without filling or sanding first. It is the middle of the three common finishing levels: smoother than wallpaper-ready, less work than a high-gloss finish.

On a paint-ready wall you will not see joints, small holes or trowel marks after painting, even when light falls across the wall at an angle. That makes it the standard for living rooms, bedrooms and hallways. With us, paint-ready plastering costs from €16 per m².

The difference is in the thickness of the layer and in what the surface needs. Thin plaster is a layer of 2 to 3 millimetres that only works on a wall that is already flat, such as gypsum blocks, sand-lime brick or concrete in new builds. Paint-ready plastering is thicker and can level a crooked or damaged wall first.

On a good surface, both give a smooth wall that is ready for paint. Thin plastering is then quicker and cheaper: from €11 per m² compared to from €16 per m² for paint-ready plastering. In an older home with holes, cracks or old layers, paint-ready plastering is usually the only way to get a smooth result. During the free site visit we will see which of the two suits your walls.

Because you can paint straight away and the result looks smooth. A wall that has only been filled or finished wallpaper-ready often still shows joints, bumps or trowel marks after painting, especially in daylight from a window. Paint-ready plastering smooths the whole wall in one go.

It also saves the painter work: there is no sanding and patching first. And if you want a different colour later, you simply apply a new coat to the same smooth surface. With us it costs from €16 per m², including preparation.

Paint-ready plastering at Y.Eser costs from €16 per m², including preparation and materials. This is per m² of wall and ceiling surface, not floor area.

An example: a room of 4 by 5 metres with a 2.60 metre ceiling has about 47 m² of wall and 20 m² of ceiling. From €16 per m², that is around €750 for the walls and €320 for the ceiling. The price goes up when the wall has many old layers, loose plaster or deep cracks, or many corners and window reveals. For a whole house or a new-build project the price per m² is lower. After the free site visit you receive a fixed price within 24 hours.

A single wall is usually plastered within a day, a room in one to two days and a whole home in three to five working days. After that the plaster must dry before you can paint: allow about one to one and a half weeks.

How quickly it dries depends on the thickness of the layer, the temperature and ventilation. Leave a window slightly open and do not turn the heating up high, as drying too fast can cause hairline cracks. The wall is dry when the colour is evenly light everywhere and there are no dark patches left. If you paint too early, the paint can peel or stain.

To almost any interior wall and ceiling, as long as the surface is sound and dry. Think of old plaster, gypsum blocks, sand-lime brick, concrete, brick and plasterboard. On smooth or non-absorbent surfaces such as concrete or old paint, we first apply a bonding primer so the plaster adheres properly.

Where it is not straightforward: damp walls, loose old plaster and surfaces with mould. Those need to be dealt with first. In bathrooms and other wet rooms we assess each case, because a different finish is often needed there. During the free site visit we look at your walls and tell you honestly what is needed.

Yes, but we do most of it ourselves. We cover floors, frames and sockets, remove loose plaster, fill holes and cracks and apply a primer to the wall. That is included in the price per m².

What we ask of you: empty the room as much as possible, take paintings, shelves and curtain rails off the wall and make sure the old wallpaper has been removed, unless we have agreed that we will do it. Large furniture that cannot be moved is placed in the middle of the room and covered. If pipes or sockets still need to be moved, have the electrician do that before we plaster.

A paint-ready wall needs little maintenance. Once it has been painted, you clean it like any painted wall: with a damp cloth and a mild soapy solution if needed. Do not use abrasive cleaners, as they make the paint shiny.

A dent or small hole, for example from a screw, can be filled with a little ready-mixed filler, left to dry, sanded lightly and touched up with the same paint. If cracks come back or get bigger, something may be moving in the structure; then it is wise to have a professional take a look. If you want a different colour later, you can paint straight over the existing layer.

Paint-ready plastering is smooth enough to paint directly. Wallpaper-ready plastering is flat but finished more roughly, and is meant as a base for wallpaper, which hides small irregularities. If you paint a wallpaper-ready wall, you will often still see joints, pits and trowel marks afterwards.

Wallpaper-ready is slightly cheaper because the final finishing round is left out. It is a fine choice if you are sure the wall will be papered. If you are unsure, or may want to paint later, choose paint-ready. You can still wallpaper that wall later; the other way round does not work without extra work.

Having a ceiling plastered paint-ready costs from €16 per m² with us. For an average living room with a 30 m² ceiling that is from about €480, for a 12 m² bedroom from around €190. If the ceiling is already flat, such as a new concrete ceiling, thin plastering is also possible, from €11 per m².

A ceiling is heavier work than a wall, and the surface matters a lot. An old textured ceiling often needs treatment or partial removal first, and on concrete ceilings the joints between the slabs have to be filled. We check this during the free site visit, so it is included in the fixed price.

Thin plastering costs from €11 per m² of wall or ceiling surface. A bedroom with 40 m² of wall starts at about €440, and a new-build home with around 250 m² of walls and ceilings starts at around €2,750.

The price depends on the surface (gypsum blocks and sand-lime brick need a primer), the number of joints, corners and window reveals, and the travel distance. For a whole house or a project with several homes the price per m² is lower than for a single room. If your wall is not flat enough for thin plaster, we recommend paint-ready plastering, from €16 per m².

Thin plaster (dunpleister) is a fine plaster applied in a layer of 2 to 3 millimetres to a flat wall or ceiling. It makes a surface such as gypsum blocks, sand-lime brick, concrete or plasterboard smooth enough to paint. Because the layer is so thin, it dries faster and costs less than regular plastering.

Thin plaster is mainly used in new builds, where the walls are already straight but still have joints and pores. On a crooked or damaged wall a thin layer is not enough; paint-ready plastering is needed then. With us, thin plastering costs from €11 per m².

Any flat, sound and dry surface. In practice these are mainly gypsum blocks, sand-lime brick, concrete, aerated concrete and plasterboard. Absorbent surfaces such as gypsum blocks get a primer first, smooth surfaces such as concrete a bonding primer.

Thin plaster cannot absorb large height differences, because the layer is only 2 to 3 millimetres. A wall with bumps, deep holes or loose old plaster is therefore not suitable. It also does not adhere well to damp walls or to old paint without treatment. During the site visit we check how flat the wall is; if it is not flat enough, we suggest paint-ready plastering.
